Energy Performance Certificate

The Energy Performance Certificate (or Energy Performance Certificate or EPC) is the record of the
energy consumption of the building. The energy performance certificate reflects the comparison
with the ideal building of similar dimensions and the comparison results in the energy class,
with A+ being the best and grades A, B+, B, C, D, E, G up to category H which is the most energy-intensive
building category. It is a document necessary for renting and buying a building, house or
apartment. According to the Community directives, buildings in the European Union must obtain
an energy performance certificate, on which the energy consumption of the building in
electricity, natural gas, oil and renewable energy sources.

Necessary documents for the issuance of the PEA:
For properties built before 1983 (construction before 14/3/1983):
– Copies of Architectural Plans (Plan/Sketch of the property)
– Copy of the declaration of the property in the Land Registry (if a declaration has been made)
{For the Energy Inspection, a declaration of the property in the Land Registry is not required}
– Copy of the Surveyor’s Diagram/Sketch (if available)
– Title Deed (optional)
– Boiler Maintenance Sheet (optional)

For properties after 1983 (built after 14/3/1983):
– Copies of Architectural Plans (Plan/Sketch of the property)
– Copy of the declaration of the property in the Land Registry (if a declaration has been made)
{For the Energy Inspection, a declaration of the property in the Land Registry is not required}
– Copy of Building Permit
– Copy of an application for the regulation of semi-open spaces (if an application has been made)
– Copy of the Surveyor’s Diagram/Sketch (if available)
– Title Deed (optional)
– Boiler Maintenance Sheet (optional)
– Thermal Insulation Study (optional)

– No. Property (e.g. Apartment A2)
– Exact square meters of property
– Year of Completion of Construction
– Reason for issuing a PPA (Sale, Lease, etc.)

– Name, Surname, Telephone number of contact person
Owner’s details : Name, Surname, Tax Identification Number.
